Construction is finished at Urban36, a seven-story mixed-use residential complex at 36-10 31st Street in Dutch Kills, Queens. Designed by HCN Architects, the building yields 41 rental units ranging from studios to two-bedroom layouts with 13 designated as affordable housing. Maxie Development, LLC is listed as the owner of the property, which is located by the corner of 31st Street and 36th Avenue, and Modern Spaces is currently in charge of leasing and marketing at Urban36.
The ground-up reinforced concrete superstructure features several setbacks along the eastern and northern elevations that provide space for several outdoor terraces and views over the surrounding neighborhood. Views of the Long Island City skyline can be seen to the south, as well as the Midtown Manhattan skyline.
Below are images of the ground-floor entrance and adjacent retail space that spans 6,500 square feet. Both the northern and eastern sides have 100 feet of frontage, while interior depths between the core and exterior walls ranges from 37 to 40 feet.
Units in the pet-friendly development come with oversized floor-to-ceiling glass windows, two-toned kitchen cabinetry, stainless steel appliances, ample closet space, and central air conditioning. The below images show the interiors of a typical residence.
Residential amenities include a rooftop deck with an outdoor lounge, a dog run, a fitness center, a virtual doorman, a package room, on-site enclosed parking available for purchase, a recreation room, and a shared laundry room.
Urban 36 is directly located across from the elevated 36 Avenue subway station, servicing the N and W lines.
