The affordable housing lottery has launched for Hanson Place Community Plaza, a 13-story mixed-use building at 142 South Portland Avenue in Fort Greene, Brooklyn. Designed by OCV Architects and developed by MDG Design + Construction, the structure yields 104 residences. Available on NYC Housing Connect are 87 units for residents at 50, 60, and 140 percent of the area median income (AMI), ranging in eligible income from $34,149 to $245,140.
Amenities include a shared laundry room, bike storage, on-site resident manager, elevator, rooftop terrace, and community center. Residences come equipped with energy-efficient appliances, air conditioning, intercoms, and name-brand kitchen appliances. Tenants are responsible for electricity.
At 50 percent of the AMI, there are five studios with a monthly rent of $910 for incomes ranging from $34,149 to $56,500; 12 one-bedrooms with a monthly rent of $1,146 for incomes ranging from $42,652 to $63,550; six two-bedrooms with a monthly rent of $1,364 for incomes ranging from $51,189 to $76,250; and two three-bedrooms with a monthly rent of $1,564 for incomes ranging from $59,143 to $87,550.
At 60 percent of the AMI, there are three studios with a monthly rent of $1,122 for incomes ranging from $41,418 to $67,800; 11 one-bedrooms with a monthly rent of $1,411 for incomes ranging from $51,738 to $76,260; three two-bedrooms with a monthly rent of $1,682 for incomes ranging from $62,092 to $91,500; and two three-bedrooms with a monthly rent of $1,931 for incomes ranging from $71,726 to $105,060.
At 140 percent of the AMI, there are six studios with a monthly rent of $2,116 for incomes ranging from $75,498 to $158,200; 24 one-bedrooms with a monthly rent of $2,654 for incomes ranging from $94,355 to $177,940; eight two-bedrooms with a monthly rent of $3,173 for incomes ranging from $113,212 to $213,500; and five three-bedrooms with a monthly rent of $3,654 for incomes ranging from $130,800 to $245,140.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 14, 2024.
