The affordable housing lottery has launched for Vista65, a 22-story mixed-use building at 97-12 65th Road in Rego Park, Queens. Designed by SLCE Architects and developed by RB Realty Capital, the structure yields 186 residences, 53,000 square feet of retail, 41,000 square feet of community facility space, and an 82,000-square-foot parking garage. Available on NYC Housing Connect are 56 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $77,143 to $198,250.
As an incentive, tenants get one month free on a two-year lease for the initial lease term. Amenities include an attended lobby with doorman, gym, yoga room, children’s playroom, lounge, business center, and outdoor terrace. Covered parking, bike storage, and storage are also offered for additional fees. Tenant are responsible for electricity, which includes stove, heating, and cooling.
At 130 percent of the AMI, there are 16 studios with a monthly rent of $2,250 for incomes ranging from $77,143 to $146,900; 31 one-bedrooms with a monthly rent of $2,695 for incomes ranging from $92,400 to $165,230; and nine two-bedrooms with a monthly rent of $3,295 for incomes ranging from $112,972 to $198,250.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 2, 2024.
