Yonkers IDA Approves Financial Incentives for Miroza Tower at 44 Hudson Street in Downtown Yonkers

The Yonkers Industrial Development Agency has granted final approval for financial incentives to support the construction of Miroza Tower, a 27-story residential building at 44 Hudson Street in downtown Yonkers. The decision was made on January 23 at the agency’s monthly meeting, marking an important step forward for the $133.5 million project.

Designed by INOA Architecture and developed by Azorim Construction, Miroza Tower will yield 250 residential units with 25 designated as affordable housing, as well as 1,920 square feet of ground-floor retail space and a 252-space parking garage.

Renderings show a striking modern design incorporating an irregular stack of flowing volumes with rounded corners and undulating cantilevers and cutouts, which are shown topped with landscaped terraces. The façade is composed of ribbons of floor-to-ceiling glass framed by white concrete paneling, and the tower culminates in a slanted crown.

Amenities will include a party room, library, gym, and rooftop garden.

Azorim will receive financial incentives, including a sales tax exemption of $5,768,750, a mortgage recording tax exemption of $1,282,286, and a 20-year Payment in Lieu of Taxes agreement valued at $12,389,928. The construction of Miroza Tower is expected to create 324 construction jobs.

    Looks better from a distance. All those new parking spaces is a dirty sin.

    • Honestly, having a 1-to-1 ratio of parking spaces to apartments is a huge improvement over most developments in Yonkers, where most new projects are 1.5 to 2 spaces per apartment. Hopefully as Yonkers keeps developing this downtown area they are able to lower the ratio even further, but they still need more density and better transit before it becomes feasible for more people to become car-free.

  3. A bit of brightness to an otherwise gray downtown.

  4. Giving the customers what they want [ i.e. parking for their EVs ] is a good way to do business.

    What a great addition this will be to the quality of life in this Urban area, which is mired with current issues. Will bring a new relic of people and life to this otherwise boring and distasteful area. Can’t wait to see what else our good folks in City Hall is going to allow to happen, as the change in Yonkers is way overdue and only good things come out of Spano and his people. Cheers to the mayor and his team!

    At some point, we must realize that the Public funding these market rate building is costing the Yonkers middle-class taxpayers. Each year our taxes go up. We have massive deficits in school and the COY yet these developers get 20 to 30 years tax breaks. At some point we need to sotp giving away the farm and look after those paying the taxes to fund both the bonds issued to build these market-rate buildings and the cost of service by Police, Fire, and EMS. these cost are 10s of thousands each year for each building
