New renderings have been revealed for The Ibex, a proposed 17-story residential building at 22 Lembo Street in Yonkers, New York. Developed by Saber-Hightower LLC, the structure is planned to yield 282 units in studio- to three-bedroom layouts. The project will also include around 4,800 square feet of ground-floor retail space and 435 public and private parking spaces. The 0.9-acre project site is dubbed Parcel K in the Ridge Hill mixed-use complex and is bounded by Lembo Street to the north and Otis Drive to the east.
The renderings depict a bulky rectangular superstructure rising from a one-story podium and culminating in a flat roof with a glass-clad extension. The façade will be composed of light and dark gray masonry framing a grid of floor-to-ceiling windows interspersed with wood-toned accent paneling. Cutout balconies are shown lining the corners of the superstructure and in columns down the northern and eastern elevations.
The above rendering looks south at the building from Market Street, while the following visual is oriented southwest from the corner of Lembo Street and Otis Drive.
The project site is currently occupied by a lawn and community garden, as seen in the below Google Street View image. Saber-Hightower LLC is in contract to acquire the property from Ridge Hill Property Owner LLC.
The residential program will consist of 33 studios, 127 one-bedrooms, 13 1.5-bedrooms, 97 two-bedrooms, and 12 three-bedroom apartments. All units will come with a washer and dryer.
Residential amenities include a landscaped garden area, an outdoor swimming pool, yoga and fitness rooms, and a ground-floor lounge. There will also be a 4,750-square-foot outdoor roof deck on the 17th floor. The Ibex is designed to be an all-electric building with the capability for the future installation of a photovoltaic generation system.
Parking spaces will be available in the adjacent Market Street Garage with public spots spanning levels one through three. The remaining spaces on levels three through five will be reserved for residents.
The site features convenient north- and southbound access to I-87, and is also within walking distance of a Whole Foods Market and retail and dining options to the north of the Ridge Hill complex.
Saber-Hightower LLC is currently seeking a site-plan approval for The Ibex from the City of Yonkers.

Nice, adding 500 new residents here can inject a bit of vibrancy into this otherwise quiet mall.
Good infill, but there really needs to be a lot more on top of those commercial buildings. Ridge Hill should have been entirely mixed use on every lot.
