238 East 52nd Street in East Flatbush, Brooklyn via NYC Housing Connect

The affordable housing lottery has launched for 238 East 52nd Street, a four-story residential building in East Flatbush, Brooklyn. Designed by Djlu Architects and developed by Happy Living Development, the structure yields nine residences. Available on NYC Housing Connect are eight units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $105,223 to $165,230.

Amenities include a shared laundry room and an outdoor terrace. Residences come with hardwood floors, charging outlets with USB ports, air conditioning, patios or balconies, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including electric stove, heat, and hot water.

At 130 percent of the AMI, there are two studios with a monthly rent of $3,069 for incomes ranging from $105,223 to $146,900, and six one-bedrooms with a monthly rent of $3,253 for incomes ranging from $111,532 to $165,230.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 22, 2024.
