Permits have been filed for a five-story residential building at 160-15 72nd Avenue in Flushing, Queens. Located between 160th Street and 161st Street, the lot is closest to the Parsons Boulevard subway station, serviced by the E and F trains. Deliang Chen is listed as the owner behind the applications.

The proposed 55-foot-tall development will yield 6,260 square feet designated for residential space. The building will have nine residences, most likely rentals based on the average unit scope of 695 square feet. The steel-based structure will also have a cellar and a 30-foot-long rear yard.

Xiaohong Zhao of Ameriland Brook is listed as the architect of record.

Demolition permits were filed in February 2024 for the two-story building on the site. An estimated completion date has not been announced.

The zoning changes on 72nd Ave. with R3 on the south side and R6 on the north side. This development falls into the higher density area. Across the street, one finds many older single-family houses that have avoided being boxed in by larger buildings.

While the boundaries of Queens neighborhoods can be vague, this location would more likely be called Kew Garden Hills by the locals. Flushing usually ends at the south at Kissena Park.
