Bridge Rockaway Apartments in Brownsville, Brooklyn via NYC Housing Connect

The affordable housing lottery has launched for Bridge Rockaway Apartments, a pair of six- and seven-story mixed-use towers at 203 Newport Street in Brownsville, Brooklyn. Designed by Think! Architecture and Design and developed by Mega Development, nonprofit industrial developer Greenpoint Manufacturing and Design Center, and The Bridge, the structure yields 174 residences. Available on NYC Housing Connect are 86 units for residents at 30 to 70 percent of the area median income (AMI), ranging in eligible income from $24,480 to $134,820.

Residential amenities include a ground-floor community facility space, a 24/7 staffed lobby, community garden, social services offices, a computer room, a community kitchen, a multipurpose room, bicycle storage room, storage, and shared laundry room. Tenants are responsible for electricity.

At 30 percent of the AMI, there are nine one-bedrooms with a monthly rent of $617 for incomes ranging from $24,480 to $41,940; 14 two-bedrooms with a monthly rent of $728 for incomes ranging from $29,349 to $50,310; and 12 three-bedrooms with a monthly rent of $830 for incomes ranging from $33,909 to $57,780.

At 40 percent of the AMI, there are two one-bedrooms with a monthly rent of $980 for incomes ranging from $36,926 to $55,920; 21 two-bedrooms with a monthly rent of $1,165 for incomes ranging from $44,332 to $67,080; and five three-bedrooms with a monthly rent of $1,334 for incomes ranging from $51,189 to $77,040.

At 50 percent of the AMI, there are four one-bedrooms with a monthly rent of $1,271 for incomes ranging from $46,903 to $69,900; four two-bedrooms with a monthly rent of $1,514 for incomes ranging from $56,298 to $83,850; and two three-bedrooms with a monthly rent of $1,738 for incomes ranging from $65,040 to $96,300.

At 70 percent of the AMI, there are seven two-bedrooms with a monthly rent of $2,095 for incomes ranging from $76,218 to $117,390; and six three-bedrooms with a monthly rent of $2,408 for incomes ranging from $88,012 to $134,820.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than September 23, 2024.
