Permits have been filed for a six-story mixed-use building at 23-57 31st Street in Astoria, Queens. Located between 23rd Road and 24th Avenue, the lot is near the Astoria-Ditmars Boulevard subway station, serviced by the N and W trains. Elton Lalaj under the 2468 LLC is listed as the owner behind the applications.

The proposed 69-foot-tall development will yield 7,605 square feet, with 6,648 square feet designated for residential space and 957 square feet for commercial space. The building will have 10 residences, most likely rentals based on the average unit scope of 664 square feet. The concrete-based structure will also have a 30-foot-long rear yard and a rooftop terrace.

Demolition permits have not been filed yet. An estimated completion date has not been announced.
