Lendlease and its joint venture partner Aware Super, one of Australia’s largest superannuation funds, recently celebrated the topping out of 1 Java Street, a two-tower residential development in Greenpoint, Brooklyn. Designed by Marvel, the 37- and 20-story structures will yield a combined 834 rental units, with 30 percent designated as affordable housing. The property is bound by India Street to the north, Java Street to the south, West Street to the east, and the East River to the west.
Upon completion in 2026, 1 Java Street is expected to be the largest residential geothermal building in New York State and one of the largest in the US. The project’s vertical closed-loop geo-exchange system will reduce annual carbon emissions from heating and cooling by 53 percent compared to typical residential systems. As an all-electric building, it will also avoid carbon emissions related to the use of natural gas.
The development rises from a shared podium and will feature approximately 13,000 square feet of retail space and a public waterfront esplanade with a climate-resilient shoreline.
“With 1 Java Street, we are setting a new standard for next-generation multifamily living with a high-quality, mixed-income development that is both fully electric and powered by geothermal energy,” said Monique Henley, executive general manager, East Coast Development at Lendlease. “As this project takes shape along the Brooklyn waterfront in Greenpoint, we’re realizing our innovative vision for sustainable urban development in one of the world’s most vibrant and desirable cities.”
The project provides direct access to the improved India Street Pier, which is served by the East River Ferry.

I don’t see any park in front of those buildings. Isn’t that supposed to be part of the deal for new waterfront housing?
There seems to be a sliver of park in front of it.
Not every building will build a large park on the waterfront.
