Permits have been filed for a four-story residential building at 1012 Woodycrest Avenue in Highbridge, The Bronx. Located between 75th Street and 76th Street, the lot is one block north of the Freeman Street subway station, serviced by the 2 and 5 trains. 1012 Woodycrest LLC is listed as the owner behind the applications.

The proposed 50-foot-tall development will yield 10,696 square feet designated for residential space. The building will have 23 residences, most likely rentals based on the average unit scope of 465 square feet. The masonry-based structure will also have a cellar, a 34.5-foot-long rear yard, and seven open parking spaces.

Nikolai Katz Architect is listed as the architect of record.

Demolition permits have been filed for the single-story structure built in 1930 on the lot. An estimated completion date has not been announced.

  3. More attractive private houses being torn down. Thank you “City of Yes” for ruining New York.

    • A couple things…

      1. The replacement of smaller houses with bigger, higher density apartment buildings is just a continuation of a real estate reality for the Bronx going back over a century – it’s just that this is a particulary attractive “victim” of that progress.

      2. It’s important to remember that many of these old sibgle family houses in the West Bronx would have likely been replaced in the first couple post-war decades had many Bronx neighborhoods like this continued to thrive, not take the downturns they did and remaibed attractive to market rate investment and residents. This old house and many many others would have had an apartment house build where they once stood for the last 50+ years.

      I always say don’t fight the inevitable replacement of these old SFH’s. Instead advocate for excellent design that’s not a net aesthetic negative like so many Bronx builds from the likes of Badaly, Caliendo and other talentless hack outfits. Those are the buildings that are “ruining New York.”

      • Yeah but part of the reason places in Brooklyn that had similar housing stock to the West Bronx did not fall apart is specifically because they remained owner occupied properties. Flatbush – Kensington – on down to Bath Beach didn’t get all torn down and replaced with non caring landlords who would later accept insurance buyouts to burn down the neighborhoods. That is why the Cross Bronx Expressway was also so devastating. It removed thousands of owner occupied houses. The Bronx if its own city – would have the highest rental occupied housing stock in the country. The only place with a higher percentage is Manhattan. Manhattan had slums too but became a haven for the rich later. That’s the difference. Frankly the North East and East Bronx still have lots of houses – but they were built much later and do not have the same architectural presence and style. Like comparing the homes in the aforementioned Brooklyn neighborhoods to Canarsie and East Flatbush and Flatlands. Just not as architecturally interesting

    • City of Yes hasn’t even been approved yet. The full City Council vote is December 5th.

    • And FYI this house is located in an R7-1 which is primarily a medium density apartment building district. Many smaller buildings in that area have been torn down to build larger apartment buildings in recent years. Much of the existing older housing stock there is in poor condition. It also makes sense to build a larger building on the site due to demand and costs of acquisition.

    • Agreed. If they replaced it with condos it wouldn’t be so bad… But yeah it is a loss of attractive character

  4. Your address info is incorrect. 76th – 76th Sr is not in Highbridge.

    Woodycrest in Highbridge is W161 to 170th St.
