Permits have been filed for a four-story residential building at 2309 Hunter Avenue in Baychester, The Bronx. Located between Boller Avenue and Stillwell Avenue, the lot is near the Pelham Bay Parkway subway station, served by the 6 train. Peter Sheri is listed as the owner behind the applications.

The proposed 40-foot-tall development will yield 5,068 square feet designated for residential space. The building will have seven residences, most likely rentals based on the average unit scope of 724 square feet. The masonry-based structure will also have a penthouse and a 31-foot-long rear yard.

Chi Wai Chung of Prime Zone Building Consulting is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. Pelham. Bay. Parkway.

    That’s a new one.

    Must be in the Prime Zone.

  2. I wouldn’t want to walk to that Pelham Bay Park station of the #6 Train from Hunter Ave. It may be “served by,” but not “near to…”.

    • There’s a Metro North station opening a couple minutes walk away in 2027.

      And most people who take the subway from that area take the bus.

  3. The important thing to know is that this will be a few blocks away from the new Metro-North station being built to serve co-op city.

    I expect to see more construction in the neighborhood in the upcoming years

    • The problem is the area immediately surrounding the coming station is R3A.

      Should be rezoned significantly for very large apartment buildings.

      • Over there is not a problem. Coop City houses tens of thousands of people and is a crowded area. Putting a Metro North there is correcting a wrong of not extending the 6 train as was supposed to happen. The CoOp city area does not need more density

        • The better solution is extending the D through the E Bronx to C.C. as was originally planned. Pelham Bay Park station is the natural terminus for the 6 train, not to mention the increased ridership could overburden the Lexington local. The Concourse Line has the capacity to add riders from the East Bronx and C.C.

          • Yeah. Would have been nice to run the A from Inwood into the The Bronx and criss cross the borough. But it’s not going to happen. Even the 2nd Ave subway was supposed to extend to The Bronx to make up for the loss of the 3rd Ave El…. Not going to happen now. Sad but reality

          • Co-op City residents already depend on the Lexington Ave line. The 6 train extension would be way cheaper.

        • Co-op City is less dense than Bushwick

          • Not sure of your point…. The subway runs in Brooklyn. Commuter rail does not have the carrying capacity of a subway line. They only run every 30 minutes

          • Only if you include the Bay Plaza shopping center and non-residential area immediately north. The residential portion from Bartow Avenue to Co-op City Boulevard plus Section 5 in the south is extremely dense. More dense than Bushwick.

        • There is plenty of room and capacity for more density in Co-op City.

          • I’m sorry but that is not true. Traffic and parking around coop city is terrible. Why do people think everywhere should be midtown Manhattan without all the midtown subways?

  4. The location is actually very accessible. The express bus stop is across the street and you will be in midtown in 30 minutes. The bus to City Island is at the same location be there in like 10-15 minutes. The bus to Flushing Queens is also there in. Highways, shopping, movie theater, new Metro-North station within the next 5 yrs will also be walking distance.

  5. Looks like the developer isn’t take advantage of City of Yes for Housing Opportunity changes.

  6. About time! That space has been vacant for quite some time! I hope all goes well with this project!
