The affordable housing lottery has launched for Maxwell Downtown Brooklyn, a 40-story residential building at 111 Willoughby Street in Downtown Brooklyn. Designed by GF55 Architects and developed by The Michaels Organization, Triangle Equities, and Geolo Capital, the structure yields 227 residences. Available on NYC Housing Connect are 69 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $101,143 to $218,010.

Residents will have access to a wide range of amenities including pet-friendly policies, dog park, bike storage, fitness center, yoga and dance studio, party room, recreation room, outdoor and rooftop terraces, concierge, package lockers, and virtual doorman. Units include name-brand appliances, energy-efficient systems, air conditioning, intercoms, and washers and dryers. Tenants are responsible for electricity, including stove and heating.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 25, 2025.

  2. I thought this building was an office tower!

  3. This is a way to push out people who live in Brooklyn. Gentrification is good when it served it’s purpose, but not when it is not in favor of the people who live in Brooklyn originally.
