The affordable housing lottery has launched for 1215 Fulton Street, a pair of ten-story residential buildings also addressed 12 Halsey Street in Bedford-Stuyvesant, Brooklyn. Designed by Ismael Leyva Architects and developed by Time Square Development Group, the structure yields 87 co-living residences. Available on NYC Housing Connect are 72 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $99,943 to $227,500. New residents have an incentive offer of one month free rent on one-year leases, and two-months free on two-year leases.
Amenities include pet-friendly policies, a garage, bike storage lockers, common area Wi-Fi, gym, yoga/dance studio, pool, community center, media room, party room, recreation room, business center, outdoor terraces including a rooftop terrace, an on-site resident manager, and community events and classes. Residences have air conditioning, energy-efficient appliances, washers and dryers, patios or balconies, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.
At 130 percent of the AMI, there are 20 studios with a monthly rent of $2,750 for incomes ranging from $99,943 to $168,480; 21 one-bedrooms with a monthly rent of $3,100 for incomes ranging from $112,800 to $189,540; 15 one-bedrooms with a monthly rent of $3,500 for incomes ranging from $126,515 to $189,540; five two-bedrooms with a monthly rent of $3,700 for incomes ranging from $135,566 to $227,500; and 11 two-bedrooms with a monthly rent of $4,175 for incomes ranging from $151,852 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than September 1, 2025.
