The affordable housing lottery has launched for 417 Rutland Road, a four-story residential building in East Flatbush, Brooklyn. Developed by Edmond Hakimian under the New Brook Holdings LLC, the structure yields six residences. Available on NYC Housing Connect are three units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $96,583 to $227,500.
Residences are equipped with patios or balconies, dishwashers, washers and dryers, air conditioning, intercoms, and name-brand kitchen countertops and finishes. Amenities include a virtual doorman, pet-friendly policies, common area Wi-Fi, and a rooftop terrace. Tenants are responsible for electricity, including stove, heat, and hot water.
At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,590 for incomes ranging from $96,583 to $189,540, and one two-bedroom with a monthly rent of $2,990 for incomes ranging from $112,938 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 8, 2025.
