Construction is continuing to rise on 1448 Third Avenue, a 39-story mixed-use tower in the Yorkville section of Manhattan’s Upper East Side. Designed by CetraRuddy Architecture and developed by Douglaston Development, the 478-foot-tall structure will span 287,632 square feet and yield 125 condominium units with an average scope of 1,804 square feet. The building will also contain 40,864 square feet of commercial space, 21,224 square feet of community facility space, a cellar level, and a 20-foot-long rear yard. The property is alternately addressed as 175 East 82nd Street and located at the corner of Third Avenue and East 82nd Street.
The reinforced concrete superstructure has ascended steadily since our last update in mid-June, when construction had just reached the top of the podium levels. The tower has now surpassed the tall midpoint mechanical levels and is on pace to top out sometime in early 2026. Meanwhile, crews are in the process of framing out the fenestration with CMU blocks, and the brick façade has begun installation on the podium.
The following photos give a closer look at the earth-toned façade on the second and third floors. Crews are laying the brick from hanging scaffolding rigs. Window installation has yet to begin.
Finalized renderings still have yet to be published. However, the preliminary rendering in the main photo and the wind tunnel model below showcase the building’s overall massing and prominence over the Yorkville neighborhood. The structure will stand around the same height as Robert A. M. Stern Architects’ 200 East 83rd Street, which stands just to the east along Third Avenue. The L-shaped massing features a series of small setbacks and an extended mechanical bulkhead that blends into the design of the multifaceted crown. A triple-height level is positioned around the midpoint of the tower with an open-air void, most likely home to some amenities and mechanical spaces.

Residential amenities at 1448 Third Avenue will include an indoor swimming pool, yoga studio, and bicycle parking. Additional amenities are expected to be announced later.
The nearest subway from the property is the Q train at the 86th Street station at the corner of Second Avenue and East 83rd Street.
1448 Third Avenue is anticipated to be completed in fall 2027, as noted on site.

The variegated Roman brick facade will prove interesting.

Ugh, more nasty brick static. This ugly fad really needs to die fast.
I love this building. It’s rare to see new construction in NYC that uses concrete beams to add stability between columns and better support the floor slabs. This building should have much less vibration compared with the RAMSA tower across the street that used flat slab construction.
My in-laws live in one of the first buildings built after the ’99 Taipei earthquake and they have those beams which make their tower very strong. With all of these buildings costing in the hundreds of millions, it’s sad to think saving 10-15 million to skimp on this added structural strength seems worth it to the engineers, architects and developers.
The facade will be interesting. I’m not sure I will like it, but it looks like it will have an art-deco feel with the detail work. I guess we will have a better idea next spring.
Yes, the hint of brickwork promises an interesting facade.
Brickwork must be repointed every few years, a months-long headache for occupants and pedestrians alike. My building is going through it now — again. But maybe the law only applies to older buildings?
