Demolition is underway at 415 Smith Street, the site of a four-story residential building in Gowanus, Brooklyn. The project is designed by DXA Studio and developed by Tegern Capital, and will yield an undisclosed number of units. Permits were first filed in January for the 63-foot-wide property, which is located between 4th and 5th Streets.

Construction fencing surrounds the current low-rise occupant of the site as crews work to gut the interiors. YIMBY expects the structure to be razed by early summer.

The rendering in the main photo shows a straightforward massing culminating in a central bulkhead. The façade will be composed of red brick with various intricate bond patterns surrounding a grid of pocketed windows. The first story will feature perforated brick walls and raised garden beds flanking the main entrance along the southern half of the ground floor. A garage door will sit to the north. A glass railing is shown lining the edges of the roof for a terrace.

The Uchitel Family previously sold the property for $4.25 million to the developers Jason Anderson and Maximilian J. Seitz in December 2024. DJ Johnston, Bobby Lawrence, and Brock Emmetsberger of Matthews Real Estate Investment Services brokered the transaction.

The nearest subways from the ground-up development are the F and G trains at the Carroll Street station to the north.

415 Smith Street’s anticipated completion date is slated for the summer of 2027, as noted on site.

Is that brick color for real? It tends to give retina burn. Otherwise, it is a nice enough design.

Oh, this is a really nice design. It must be height limited?

I wonder what the bulkhead material is. Also brick?

  4. The design is nice, but the color is reminiscent of Pepto Bismol

Really nice and love the color!? I think I love it, needs to be a vivacious red more than denim washed pink.
