The Stagg Group, an affordable housing developer concentrating on the Bronx, had a busy day yesterday with the DOB. Badaly & Badaly Architects filed permits for two residential buildings, likely below-market-rate, at 2346 Prospect Avenue and 1907 Southern Boulevard.
The Prospect Avenue project is located in Belmont, just a block west of the Bronx Zoo. The seven-story building will, according to the permits, contain 41 units spread over 31,567 square feet of construction area, plus a 1,720-square-foot community facility.
The building on Southern Boulevard is located about a dozen blocks to the south, near the Cross-Bronx Expressway. The project will be slightly denser, with 20,056 square feet in total over eight stories and 27 apartments, plus 475 square feet of community facility space.
Both projects will fit into their New Law tenement-scale neighborhoods, contributing to the rebuilding of the Bronx. Stagg’s projects tend to be plain red brick buildings with some masonry trim and below-window, through-wall air conditioning units, much like the other projects in the area.
Together, 2346 Prospect Avenue and 1907 Southern Boulevard will contribute to their respective localities, as piecemeal infill heals wounds left during the post-war period. Stagg has not yet announced completion dates, but given the small size of both sites, construction should be swift.
