Last year, Slate Property Group won a rezoning for a junkyard at 176 Woodward Avenue in Ridgewood, where they planned an 88-unit apartment building with low-cost space for community groups and artists.
Now they’ve filed new building applications for the project under an alternate address, 1873 Starr Street. Plans call for a five-story building with 125 units—37 more than originally planned. They’ll be spread across 84,418 square feet of residential space, for average units of just 675 square feet. The building will have 5,000 square feet of retail on the ground floor, in addition to 3,000 square feet dedicated to local organizations and artists, who will be able to rent the space for $10 a year, according to DNAinfo.
In exchange for the rezoning, Slate agreed to rent 50% of the apartments at below-market rates and keep 20% of them permanently affordable. The developer will work with Reynoso’s office to choose the community groups who will rent affordable space in the building.
Besides the retail, the first floor will host 12 apartments and parking for 63 cars—exactly the amount required by zoning. There will be 28 units on the second floor, 40 on the third, 26 on the fourth, and 19 on the fifth.
Aufgang Architects is designing the 89,200-square-foot development.
Slate acquired the 45,000-square-foot property for $770,000 in 2012. The plot sits just on the edge of the Ridgewood-Bushwick industrial business zone and fills most of a block between Woodward Avenue, Onderdonk Avenue, Troutman and Starr Streets. Linden Hill Cemetery is also just across the street, and the Jefferson Street L stop is only five blocks south.
