Two turn-of-the-century apartment buildings at 230 and 232 East 54th Street may bite the dust for a 22-story residential project. New building applications were filed yesterday to erect a 237-foot-tall building at 232 East 54th Street, between Second and Third Avenues in Midtown East.
The development would hold 75 apartments spread across 59,660 square feet of residential space, for average units of 795 square feet. The first floor would include two duplexes with private backyards, followed by three to six apartments per floor through the 16th story. The 17th though 21st floors would have only two units each, and a penthouse duplex with a private terrace would fill the top two floors.
The ground floor would include a little 585-square-foot retail space, which is just big enough for a small boutique or coffee shop. Several apartments on the middle floors will come with terraces, and residents will also have access to laundry, gym, and storage rooms in the cellar.
Elias Kalimian of Elk Investors is the developer, and he’s hired Ismael Levya Architects to design the building.
Public records show that Kalimian has owned the two five-story walkups since 1994, but his family appears to have owned the buildings since the 1960s.
Demolition plans have already been filed for both buildings, which will be an unfortunate architectural loss for this skyscraper-filled part of Midtown.
