Adam America’s got two permit filings today – one for a 96-unit building in the Broadway Triangle, and the other at 771 Metropolitan Avenue, in Williamsburg proper.
The developer has engaged Issac & Stern to design an eight-story, 80-unit building, with 55,000 square feet of net residential space and 10,000 square feet of commercial floor space. (The two have also worked together on a project on Franklin Avenue in Bed-Stuy, where an even larger building is going up.)
The Williamsburg project sits on a prime corner parcel, at the intersection of Metropolitan and Humboldt Street, in an area that sees a lot of foot traffic, accounting for the large retail component. The new building will rise in the place of a one-story brick structure used as a vintage clothing store and a White Castle with a large surface parking lot, so there will be no loss of industrial space.
A 2009 rezoning paved the way for housing to rise on this parcel, which had since 1961 been only zoned for low-density auto-oriented uses. While the rezoning enabled development on this particular lot, the area around it was for the most part downzoned slightly.
While the site will no longer be as auto-oriented, the rezoning unfortunately kept the parking requirements, which are inappropriate for an area with such excellent transit (especially after signaling upgrades that significantly increased the L train’s capacity). The permit filing says the building will include 35 garage spaces, though by our calculation, it will have to be amended to bump that up to 40, or one for every two apartments.
