The Greenpoint waterfront is set to boom with residential towers, from Greenpoint Landing in the north down West Street to the Bushwick Inlet that marks the border between Greenpoint and Williamsburg. The zoning inland doesn’t allow for anything on the same scale, but there are still a number of sites that are ripe for redevelopment.

Miriam and Ken Chan, of 32 Tower, LLC, have found one of them, at 30 India Street. There, the two picked up a vacant lot on the southeastern corner of India and West back in 2006 for $7.15 million.

And today, their architect – JWC Architect Engineer – has filed for a new building permit for the site. The residential building would rise six stories and 67 feet, with 60,000 square feet of total construction area.

Of this, there would be 42,500 square feet of net residential floorspace, divided between 52 apartments. With an average unit size of a bit over 800 square feet, we’re guessing it will be rental apartments.

The building would also include 3,500 square feet of commercial space and 850 square feet of community facility space – three retail bays on the ground floor plus a healthcare facility, per the Schedule A filing. It should also include 26 car parking spaces (17 in an underground garage and nine on the surface – exactly the number required by zoning), plus 30 bike parking spots.

While apartments on the upper floors at 30 India may have some East River views when the building opens, they likely won’t last long – the waterfront site across the street, at 131 West Street, is slated for a 1 million-square foot developed by RedSky Capital.
