Last time we checked on the Naftali Group’s 261 West 25th Street, the structure was just coming above ground level. Four months later, the building is almost topped-out, per the above photo by Tectonic.
The project will eventually stand 12 stories tall and span approximately 130,000 square feet, with 49 residences averaging 2,600 square feet each. Sales launched earlier this year, and units are priced from $1.21 to $4.865 million.
Goldstein Hill & West is the architect, and the design employs a conservative brick aesthetic similar to Naftali’s other two ground-up luxury projects in the works, at 234 East 23rd Street and 210 West 77th Street. GH & W is also behind the 23rd Street building, while Thomas Juul-Hansen is the architect of the Upper West Side development.
Although the facade is still missing, the project’s positive impact on the block’s urbanity is already obvious, as it fills in a lot that formerly had low-rise structures, while also enhancing the street-wall. Despite excellent transit access — the E-train is around the corner and the 1 and C lines are also just a few short blocks away — zoning for the surrounding neighborhood is relatively prohibitive for residential development, and the FAR of Naftali’s project is a measly 5.25.
Per on-site signage, completion of 261 West 25th Street, aka The Seymour, is expected in November of 2015.
