Plans have been announced for a condominium building at 118 Tenth Avenue in West Chelsea, Manhattan. Developed by Toll Brothers, which acquired the site from Benny Barmapov for $53 million in a deal brokered by Adirondack Capital Partners, the project can yield up to 85,000 square feet. The nearly 12,000-square-foot property is located between West 17th and 18th Streets within the Special West Chelsea District.
“This transaction underscores the enduring institutional appetite for well-located development sites in New York City,” said Michael Hunter Coghill, founder and managing partner of Adirondack Capital Partners. “West Chelsea has proven itself as a long-term residential and mixed-use destination, and Toll Brothers’ acquisition of 118 Tenth Avenue reflects the neighborhood’s depth, durability, and appeal to best-in-class developers.”
The site currently sits vacant and overgrown. The property was formerly occupied by a row of low-rise buildings, as seen in the second photo from October 2019, before the start of demolition.
Initial plans for the site by the late developer Brandon Miller called for a ten-story, 100,000-square-foot office and retail complex, pictured below.
The site’s leasehold has undergone a curious flurry of transactions over the last several years. Miller initially acquired the lease from Benny Barmapov in 2017 for $21 million, but plans for an office building never materialized. The lease changed hands in 2020 to GDS Development and Klövern AB, whose own development plans stalled, leading to Miller reacquiring it in late 2023. After Miller defaulted on the ground lease in early 2024 and passed away, Barmapov terminated the lease, reclaimed the site in 2025, and put it back on the market before its sale to Toll Brothers this year.
The closest subways from the development site are the A, C, and E trains at the 14th Street station along Eighth Avenue.A construction timeline, architect, and renderings for 118 Tenth Avenue have yet to be revealed.

Wow, this most current sale adds $623 per square foot to the new construction. Toll Brothers have done some very nice new residential, let’s hope that happens here too.
I still miss The Park restaurant that previously occupied the space. The restaurant was there for at least 20 years and was a popular filming location.
the park was crappy as can be foid and dranks-wise, but at least it was always open and a nice sprawling relaxed place to hang out occassionally.

Dining in the indoor/outdoor area of Park was really cool. I remember little birds flying around in the trees overhead. Their chirping was a lovely sound while eating.
This proposed development looks very good. I hope the little diner on the corner of 18th remains, they do a nice burger deluxe and a terrific bowl of chicken noodle soup!
For $53 million I’m assuming we’re going to see a significant increase in density from the previous proposal?
I like the old school diner too. But……
That whole corner needs to go and be part of this development.
We do not need a block of blank wall at the north.
hopefully they can find a new home or even come back in the new building – hey.. as part of the deal to vacate..I have seen it with McDonalds (east 23rd st)
