MANHATTAN:
1225 Broadway: The Lam Group has filed applications for their 38-story, 460-key Virgin Hotel set to span 1205-1227 Broadway, between West 29th and 30th Streets. VOA Architecture is listed as the architect of record, and demolition of existing structures is currently underway.
BROOKLYN:
360 Neptune Avenue: An LLC has filed applications for a six-story, 66,869 square-foot “administrative building” comprised of a community facility and 11,631 square feet of commercial space. The project will span 354-362 Neptune Avenue, where a single-story structure was demolished earlier this year, and Simino Architect is designing.
131 22nd Street: Ratan Realty Two has filed received approval for the construction of a four-story, 58-room hotel of nearly 14,300 square feet at 131 22nd Street, in Greenwood. Salamon Engineering is designing, and demolition began on an existing two-story structure last Spring.
55 Maspeth Avenue: Applications have been filed for a six-story, six-unit residential building of 6,600 square feet at 55 Maspeth Avenue, in East Williamsburg. Shahriar Afshari is designing, and an existing three-story townhouse must first be demolished.
2709 Harding Avenue: Applications have been approved to build two, two-story, two-unit residential buildings — each of 2,500 square feet — at the vacant lots of 2705 and 2709 Harding Avenue, in Throngs Neck. At No. 2707, a three-story, two-unit residential building of 3,051 square feet was approved.
QUEENS:
144-54 Roosevelt Avenue: Applications have been filed for an eight-story, 22-unit residential/community building totaling 24,808 square feet at 144-54 Roosevelt Avenue, in Flushing. Robert Lin of A&T Engineering is listed as the architect, and an existing two-story structure was approved for demolition in August.
33 Reid Avenue: Breezy Point Cooperative has filed applications for a two-story, single-family home of 1,872 square feet at 33 Reid Avenue, in Breezy Point. An existing, Sandy-damaged two-story structure passed pre-demo inspection in September.
129-13 135th Place: Applications have been filed for a two-story, single-family abode of 1,058 square feet at 129-13 135th Place, in South Ozone Park. A burnt-out two-story structure was demolished this past June.
STATEN ISLAND:
62 Seaview Avenue: Applications have been filed for two, three-story, two-unit residential buildings — each of 2,293 square feet — spanning 62-64 Seaview Avenue, in Dongan Hills. An existing 2.5-story abode passed pre-demo inspection in September.
