Back in the winter, Toll Brothers closed on a property at 351 Broadway, at Leonard Street, in TriBeCa. Now we know what they want to do with it. According to filings, the plan is for a 210-foot, 19-story building at 91 Leonard Street. The building, which would wrap around on to Broadway, would cover a total of 160,845 square feet. There would be 153,047 square feet of residential space for 112 units, making for an average size of about 1,366 square feet.
There would be five units on the second floor, eight units each on floors three through seven, seven units each on eight through 13, six units each on floors 14 through 16, three duplexes spread across floors 17 and 18, and two units on the 19th floor. Plans indicate both private and common roof terraces. The cellar would house 7,798 square feet of retail space. Goldstein, Hill & West Architects is the applicant of record.
