At the end of 2014, developer Edward Minskoff picked up a two-story parking garage at 11 Jane Street in the West Village for $26 million. Now he’s filed plans to erect a six-story condo building on the site between Greenwich and Eighth Avenues.
The 74-foot-tall development would hold only nine apartments. The first two floors would apparently consist of two duplex “townhouses,” followed by two units apiece on floors three through five, and a full-floor penthouse on the top floor.
Those nine apartments would be spread across 30,597 square feet of residential space. Average units would weigh in at 3,400 square feet, which is sizable even by luxury condo standards.
Condo prices in the tony neighborhood are some of the highest in the city. It’s no surprise to see a newly renovated, 3,800-square-foot pad on West 10th Street asking $11,850,000, or a 3,400-square-foot four-bedroom at the recently completed 150 Charles Street in contract for $15,000,000. But 11 Jane Street is much closer to major subway lines than most of the new condo projects in the West Village, which could boost its asking prices even higher.
Montroy Andersen DeMarco is the architect of record on the permits, but the design architect will probably be a different firm.
Last year, Minskoff told the Times that he wanted to hire a “world-class architect” for the project “because there’s probably a very, very good chance that I will move there.” He hoped to live in one of the townhouse duplexes, telling the paper that he needs space for his art collection.
The property is fairly large and generously zoned for the Village. The 9,088-square-foot lot is zoned for mixed-use development (C1-6) and doesn’t have a height limit.
But it is located in the Greenwich Village Historic District, one of the first historic districts designated by the Landmarks Preservation Commission after its creation in the mid-1960s. That means the LPC will have to approve the demolition of the old garage and the design for the new building.
