Permits have been filed for an eight-story mixed-use building at 188 Grand Street in Little Italy, Manhattan. Located between Mulberry Street and Mott Street, the lot is near the Grand Street subway station, served by the B and D trains. Thomas Giannopoulos of Kings Capital is listed as the owner behind the applications.
The proposed 85-foot-tall development will yield 20,008 square feet, with 17,788 square feet designated for residential space and 2,220 square feet for commercial space. The building will have 12 residences, most likely condos based on the average unit scope of 1,482 square feet. The concrete-based structure will also have a cellar.
Thomas Barry of Opera Studio Architecture is listed as the architect of record.
Demolition permits will likely not be needed as the lot is now vacant. An estimated completion date has not been announced.

what a fukn shame….City of Yes under Adams tearing down rent stabilized low rise pre war buildings for “housing” that is NOT affordable. SMH. destruction to the neighborhood.

Shame. Couldn’t rebuild as good of building even if they tried (they won’t).
I’m truly shocked this was allowed to be torn down. This really must stop. There are far too many other developable sites in the city. Sad!
