221 West 77th Street Tops Out on the Upper West Side

The Naftali Group is developing two luxury condo buildings on West 77th Street between Broadway and Amsterdam Avenue on the Upper West Side. The one on the north side of the block, at 221 West 77th Street, has just reached its full height of 185 feet.

PR reps for the project sent along this photo of the project, which is being designed by Thomas Juul-Hansen. The 18-story development will include 26 apartments and 78,275 square feet of residential space. Apartments range from 1,715-square-foot two-bedrooms to 6,000-square-foot five-bedrooms. Current asking prices start at $4,050,000 for a two-bedroom and go all the way up to $22,500,000 for a five-bedroom penthouse. Eight units have entered contract so far.

There are two “townhouse” duplexes on the second and third floors, followed by eight stories of half-floor units and full-floor apartments on the top six stories. Residents in both duplexes will be able to enjoy private backyards. The penthouse will get a private roof deck, and the other residents will have access to a shared roof terrace with a gas firepit. The cellar will be devoted to amenities, which include a basketball court, fitness center, and billiards room, plus eight parking spaces that can be purchased on the ground floor.

Juul-Hansen is also responsible for the look of Naftali’s 210 West 77th Street, a similarly sized condo project across the street. Sales struggled there back in 2014, but after upgrading the finishes in the apartments, the developers launched sales again a year ago. That building is now 92 percent sold and slated for occupancy in the fall.
