The vacant, 12-story former manufacturing building at 3 East 28th Street, in NoMad, is now receiving a $20 million gut-renovation. The 61,325-square-foot structure is being upgraded and modernized to accommodate office and retail tenants, Commercial Observer first reported, and YIMBY has renderings of the project.
The ground and cellar levels will contain 5,120 square feet of retail space, while the remainder of the building will serve as office space. Each office floor will measure 5,575 square feet. The exterior of the structure is being restored, while upgrades to the interior include fully-renovated spaces, new mechanical and electrical systems like elevators, and a new lobby. A rooftop deck is also planned.
Winter Properties owns the building. Winter tasked Morris Adjmi Architects to design the renovation and Monumental Construction as the general contractor. Completion is expected later this year. The building is located within the Madison Square North Historic District, which means the Landmarks Preservation Commission must approve any exterior alterations made.
