Developers are slowly starting to pay attention to borderlands between Sunset Park, Borough Park, and Dyker Heights. Asian immigrants have built a substantial commercial strip along Eighth Avenue, which remains affordable compared to the gentrifying area around Fourth Avenue.
Builders aiming to cater to the growing number of Chinese families in eastern Sunset Park have started looking for ways to redevelop its aging brick townhouses and squat walk-up apartment buildings. One such project emerged from the Department of Buildings filings yesterday.
Longtime owner William Chou hopes to build an eight-story, mixed-use building at 816 58th Street, between Eighth and Ninth Avenues. The 96-foot-tall structure would have apartments, a day care, and retail. The cellar and ground floor would host 5,200 square feet of retail, followed by a two-story, 6,000-square-foot day care center. Nine apartments would occupy 11,488 square feet on the remaining floors. The average unit would measure 1,276 square feet, which means three-bedrooms are likely.
The developer is William Chou, who’s owned the property since 1996. Shining Tam Architect applied for the permits.
