A 10-story building that will offer housing for formerly homeless adults is taking shape at 316 East 162nd Street, in the Concourse Village section of the South Bronx.
The 86-unit building recently topped out between Morris and Teller avenues, down the block from the Melrose Metro-North Railroad stop, and a reader sent along this photo of the progress. The development will offer supportive services for tenants. Disabled veterans will be given preference for the apartments, and tenants with a mental illness will also be considered, DNAinfo reported back when the local community board approved the project in 2012. Those 86 units will be spread across 46,145 square feet of community facility space, for an average studio measuring 530 square feet.
The ground floor will host offices for the social services, bike storage, a dining room, and two apartments, followed by seven to 10 units on each of the upper floors. Gran Lopez Architects and Planners, headed by Monica Lopez Uran, is handling the design.
The developer, Urban Pathways, operates nine supportive housing projects throughout the city, including four others in the Bronx. The non-profit recently spent $13 million to renovate an aging SRO on the Upper West Side into new supportive housing. Around the corner on 105th Street, they’re planning to update another SRO and convert part of it into a transitional “safe haven” shelter. Extell is also building an 11-unit supportive project on behalf of Urban Pathways in East Harlem, with plans to transfer the property to the non-profit once construction finishes.
This project was enabled by a rezoning in 2009, which bumped the zoning on this block from R7-1 up to R8A (nearly doubling the allowed density for new buildings).
