The most prominent new development in the lower West 40s is obviously of the super-sized variety, with projects like 551 Tenth Avenue and 605 West 42nd Street now dominating the neighborhood. But there are a few smaller lots remaining that will host more modestly-sized buildings, and among those is 572 Eleventh Avenue, which used to house a diner. Now, YIMBY has the reveal for its replacement — which will span from 43rd all the way to 44th Street — designed by CetraRuddy, and under development by the Moinian Group.
YIMBY previously reported on the first permits filed for the project back in July of 2015. We now have official word that there will be 165 units, and while we do not yet know whether they will be condos or rentals, they will span almost 125,000 square feet of space. With residences averaging approximately 750 square feet apiece, rentals would appear likely.
Besides the residential portion, the project will also include 26,700 square feet of retail space, divided between 12,500 square feet on the ground floor and 14,200 in the cellar. The building will stand 13 floors in all.
The surrounding neighborhood continues to fill in very quickly, with the rapid growth of Hudson Yards spurring additional residential development across its Midtown periphery. Another mid-rise will soon replace a gas station over at 615 Tenth Avenue, and mid-block on 43rd Street, ODA-designed rentals are also under construction at 505 West 43rd Street.
572 Eleventh Avenue will appear decidedly contemporary, and most importantly, the rendering shows a PTAC-free facade. The lower floors will offer solid exteriors, yielding to floor-to-ceiling glass along the upper floors. Small setbacks will also create intermingled terraces as the building rises.
No completion date has been formally announced but 2018 would appear to be a likely target.
