Two years ago, developer Seth Brown of Aspen Equities demolished the “berserk-eclectic” Victorian mansion at 111 Clarkson Avenue in Prospect Lefferts Gardens. Now, two rental buildings are rising in its place, on a through-block lot between Bedford and Rogers avenues.
The steel structures for both buildings have risen to four stories, and we have a glimpse of the construction progress, courtesy of Tectonic. The Clarkson Avenue side of the lot will become an eight-story, 28-unit building with 22,944 square feet of residential space. On the north side of the site, at 520 Parkside Avenue, a seven-story, 22-unit building with 19,297 square feet of residential space is in the works. The apartments will be mostly one-bedrooms, with a few two- and three-bedrooms mixed in. Most units will have balconies, and each one will come with a washer dryer.

There will also be an eight-car parking lot in between the two buildings, and both will have shared roof terraces.
Joseph Spector’s Dome Architecture and Design Group is designing the project. They filed plans back in 2014 and got city approvals a year later, but construction didn’t start until late 2015.
The mansion that once stood on the lot was a grand old Queen Anne affair, complete with unusual turn-of-the-century details. Brownstoner’s Suzanne Spellen called it “an imaginative combination of Tyrolean elements, Islamic detail, and classic Victorian styling.”
However, the home’s previous owners allowed it to decay for decades, and many of the wooden details and interiors had completely rotted through. When he announced his plans to the neighborhood, the developer said that the house had “essentially been wet for 30 years.”
