The last few years have brought a wave of new construction to Pacific Street in Prospect Heights and western Crown Heights. From townhouses to mid-rise condo buildings, the area is booming with expensive real estate that replaced garages and aging row houses. Now, YIMBY has a look at another project coming to the area at 953 Pacific Street, between Washington and Grand avenues.
The four-story building will have just three units and 3,984 square feet of residential space. The project will be condos, and typical apartments will measure a spacious 1,328 square feet. The first two units will be full-floor, topped by a penthouse duplex.
Flushing-based Suresh Manchanda of L&C Associates is listed as the architect on the permits, but a different firm may have created the rendering.
The facade will have two different materials—tan brick and white facade—with large, modern windows. While it’s disjointed, it’s reminiscent of another building in the neighborhood, the recently completed four-story development at 1444 Bedford Avenue a bit further east.
One of Brooklyn’s first net zero passive house condo projects was recently finished next door at 951 Pacific Street.
Bedford-Stuyvesant-based Infinity Properties is the developer. It’s unclear whether the firm owns the lot outright, but the 20-foot-wide lot last changed hands in March of 2015 for $1,150,000.
Rather amusingly, the developer’s website doesn’t refer to this area as Crown Heights. Instead, they call it the “up and coming Pacific Park,” which is the name of the huge, multi-building project Forest City Ratner and Greenland Group are developing a few blocks west, next to the Barclays Center.

This design is garbage and the referenced project at 1444 Bedford is just as bad if not worse. It’s time to start investing in higher quality buildings and design in CH.
Hopefully the market kills off this trend naturally, with these buildings selling / renting for far less than buildings of a higher caliber nearby. Meanwhile, we’ll all be stuck looking at these design travesties for decades to come.
Mixed-design mixed-facade mixed-material, the color of difference on one balance into the building.
The facade on this building is so much better then 1444 Bedfort Avenue which is so goddam atrocious and CHEAP it looks like they spent $1.98 for the whole building.
The randomly drawn curves and multiple shades of beige make it look like a 90’s piece of office equipment. No consideration at all has been taken of the contextual surroundings. Why can’t we have better in Crown Heights?
