Housing Lottery Launches for 1559 Prospect Place in Crown Heights, Brooklyn

The affordable housing lottery has launched for 1559 Prospect Place, an eight-story residential building in Crown Heights, Brooklyn. Designed by ESKW/Architects and developed by Settlement Housing Fund, the structure yields 45 residences. Available on NYC Housing Connect are 36 units for residents at 30 to 80 percent of the area median income (AMI), ranging in eligible income from $18,480 to $134,160.

Amenities include bike storage lockers, playground, community center, outdoor areas, and an on-site resident manager. Units come equipped with energy-efficient appliances and air conditioning. Tenants are responsible for electricity.

There is senior preference for all 30 and 40 percent AMI units, defined as households with at least one household member who is 62 years of age or older at the time of the application.

At 30 percent of the AMI, there are eight studios with a monthly rent of $454 for incomes ranging from $18,480 to $37,290 and two one-bedrooms with a monthly rent of $577 for incomes ranging from $23,109 to $41,940.

At 40 percent of the AMI, there are seven studios with a monthly rent of $654 for incomes ranging from $25,338 to $49,720 and three one-bedrooms with a monthly rent of $827 for incomes ranging from $31,680 to $55,920.

At 50 percent of the AMI, there are three two-bedrooms with a monthly rent of $1,364 for incomes ranging from $51,155 to $83,850.

At 60 percent of the AMI, there is one one-bedroom with a monthly rent of $1,411 for incomes ranging from $51,703 to $83,880 and seven two-bedrooms with a monthly rent of $1,682 for incomes ranging from $62,058 to $100,620.

At 80 percent of the AMI, there is one one-bedroom with a monthly rent of $1,676 for incomes ranging from $60,789 to $111,840 and four two-bedrooms with a monthly rent of $1,999 for incomes ranging from $72,926 to $134,160.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 28, 2024.
