Mack-Cali Realty Corporation has announced its partnership with SJP Properties to develop Harborside 4, a 1.2-million-square-foot office tower long-proposed at 136 Greene Street, in the Exchange Place district of downtown Jersey City. The development team won’t break ground on the tower until an anchor tenant has signed on, Real Estate NJ reported. The site, bound by Christopher Columbus Drive, and Greene, Pearl, and Hudson streets, is currently a parking lot.

It’s simply a matter of time before every empty lot along the Jersey City waterfront gets built out. What once was train yards became parking lots and now high rise towers. There’s a huge full square block lot located just West of 5 Harborside Financial Center that could theoretically support the largest single development in the city’s history. I’d love to see a super tall go up in that spot. A drawback though is that for half of the lot, NYC views are blocked 440 feet up by the HBR tower.
