Developers Close on $220 Million Construction Loan for Imperial Tower At 2966 John F. Kennedy Boulevard In Jersey City, New Jersey

Construction financing has been secured for Imperial Tower, a 56-story mixed-use skyscraper at 2966 John F. Kennedy Boulevard in Jersey City, New Jersey. Designed by MVMK Architecture and developed by Kuldeep “Sunny” Kumar and Mohan Myneni, the 637-foot-tall structure will span 827,867 square feet and yield 542 rental units, of which 57 will be designated for affordable housing. The project will also include 34,105 square feet of ground-floor retail space, a 154-key Fairfield by Marriott hotel, a banquet hall, restaurants, and an enclosed parking garage with a capacity of 202 vehicles. The property spans half an acre at the corner of John F. Kennedy Boulevard and Cottage Street.

Construction broke ground in late 2023 and halted the following year while the developers pursued a substantial project expansion, and the reinforced concrete superstructure has since stood only a handful of floors above street level. The expansion nearly doubled the tower’s original scope of 35 stories and 362 feet, adding four floors of parking, two hotel floors, and 20 residential floors. The additional height was pursued under the affordable housing provisions of the Journal Square 2060 Redevelopment Plan, which was amended in 2024, and the Jersey City Planning Board reviewed the revised application in May 2025.

Residential amenities will exceed 40,000 square feet and include a rooftop deck with a 715-square-foot infinity pool, a fitness center, a bowling alley, children’s playroom, library, coworking space, a screening room, and pet facilities. The uppermost floors will house a banquet hall spanning more than 11,500 square feet along with two restaurants with outdoor terraces, according to the diagrams submitted with the expanded application.

The property was formerly occupied by a one-story Pep Boys automotive service center, which was demolished to make way for the project. Jersey City Mayor Steven Fulop attended a groundbreaking ceremony at the site in October 2023.
