Last time YIMBY checked in on Prospect Plaza in March, construction on the big affordable development in Ocean Hill, Brooklyn was chugging right along. Now, another building has been filed for the second phase of the project, at 1760 Prospect Place between Howard and Saratoga avenues.

Plans submitted to the Department of Buildings this morning call for a four-story apartment building. There would be 48 apartments spread across 50,540 square feet of residential space, for a typical unit measuring 1,052 square feet.

Each floor would hold 12 apartments. The cellar would have storage for 48 bikes, and a surface lot would offer parking for 12 cars. The ground floor would also include a laundry room.

Dattner Architects is handling the design. The prolific firm crafted the master plan for the multi-building project, which will eventually include 364 affordable apartments. NYCHA will manage 80 apartments, and the remaining 284 units will rent for below-market rates to families who make no more than 60 percent of the Area Median Income, or $49,800 for a family of four. The development will also include a 12,000-square-foot, two-story community center and a 24,000-square-foot grocery store.

Pennrose Properties, Blue Sea Development, Duvernay + Brooks, and Rosenberg Housing Group are developing the complex on behalf of NYCHA and HPD.

On the north side of Prospect Place, the first phase of construction recently finished. The collection of four-story buildings holds 148 units. The city opened up the lottery for 86 of them in the spring, and rents ranged from $689 for a one-bedroom to $1,181 for a three-bedroom.
