Housing Lottery Launches for 99 Fleet Place in Downtown Brooklyn

The affordable housing lottery has launched for 99 Fleet Place, a 21-story mixed-use building in Downtown Brooklyn. Designed by JFA Architects & Engineers and developed by The Jay Group, the structure yields 292 residences. Available on NYC Housing Connect are 75 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $31,372 to $218,010.

Amenities include pet-friendly policies, a dog park, dog washing station, garage with electric vehicle charging stations, a shared laundry room, common area Wi-Fi, spa, party room, media room, business center, spa, children’s playroom, on-site resident manager, storage, and outdoor areas including a rooftop terrace. Units come equipped with dishwashers, intercoms, air conditioning, patios or balconies, hardwood floors, and name-brand kitchen appliances, countertops, and finishes.

At 40 percent of the AMI, there are 14 studios with a monthly rent of $750 for incomes ranging from $31,372 to $49,720; 14 one-bedrooms with a monthly rent of $761 for incomes ranging from $33,360 to $55,920; and two two-bedrooms with a monthly rent of $833 for incomes ranging from $39,806 to $67,080.

At 60 percent of the AMI, there are three studios with a monthly rent of $1,217 for incomes ranging from $47,383 to $74,580; two one-bedrooms with a monthly rent of $1,261 for incomes ranging from $50,503 to $83,880; and 27 two-bedrooms with a monthly rent of $1,433 for incomes ranging from $60,378 to $100,620.

At 100 percent of the AMI, there is one studio with a monthly rent of $2,151 for incomes ranging from $79,406 to $124,300; three one-bedrooms with a monthly rent of $2,262 for incomes ranging from $84,823 to $139,800; and eight two-bedrooms with a monthly rent of $2,634 for incomes ranging from $101,555 to $167,700.

At 130 percent of the AMI, there is one two-bedroom with a monthly rent of $4,215 for incomes ranging from $144,515 to $218,010.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 16, 2025.
