Construction is rising on 540 Atlantic Avenue, a two-tower residential development in Boerum Hill, Brooklyn. Designed by NA Design Studio and developed by JCS Realty under the 540 Atlantic Realty LLC, the project consists of two eight-story, 84-foot-tall wings and will yield 159 units with an average scope of 682 square feet, as well as 4,843 square feet of ground-floor commercial space and 51 enclosed parking spaces. The through-lot property is located between 3rd and 4th Avenues with frontage on Atlantic Avenue and Pacific Street.
Recent photographs show the southern wing’s reinforced concrete superstructure built to the eighth-floor slab along Pacific Street, with only one more level of columns and walls left to build before reaching the roof parapet. Scaffolding and construction netting are beginning to shroud the building as crews work to frame out the exterior with metal studs and insulation boards. Work is still progressing below grade for the northern wing along Atlantic Avenue.
A fairly equal amount of progress has occurred on the rear profile of the southern wing, as seen in the below photos. These images also capture the state of excavation and foundation work for the second tower, which could begin to rise above street level this winter.
The rendering in the main photo from Input Creative Studio depicts the Atlantic Avenue elevation of the currently unbuilt northern wing. The façade is shown composed of beige brick framing floor-to-ceiling windows in a large square grid up the fifth floor. Above, a series of symmetrical stepped setbacks create space for landscaped terraces, and the final three stories rise up to the parapet with a contrasting charcoal-hued paneling. The roof is shown topped with a landscaped roof terrace and a short bulkhead.
Other interior renderings depict some of the building’s living spaces, bathrooms, the main lobby, and residential amenities.
JSC Realty purchased the site for $38.5 million from Daily Mirror Associates LLC late last year in a deal brokered by JLL Capital Markets.
The nearest subways from the development are the B, D, N, Q, R, 2, 3, 4, and 5 trains at the Atlantic Avenue-Barclays Center station, which also provides access to the Long Island Rail Road.
540 Atlantic Avenue’s anticipated completion date is slated for fall 2025, as note on site.
