Small rental and condo projects are slowly reshaping the prewar streets of Astoria. Today we have a look at a rental development under construction at 37-14 31st Avenue, between 37th and 38th streets.

The six-story, 10-unit building is growing quickly on a site sandwiched between a 1920s apartment building and two five-story buildings finished in 2014. Each of the upper floors will host two apartments, and the ground floor will include a 925-square-foot commercial space. The 10 apartments will be divided across 6,784 square feet of residential space, with typical units measuring 680 square feet.

Vasilios Miliopoulos is the developer, and Astoria-based Kambanis Architect is the architect of record. Miliopoulos purchased the 2,500-square-foot property for $650,000 in 2009, paying $84 for each square foot of his planned project. Georgios D. Krikelis created the renderings.

Future renters will have easy transit access to Manhattan and the rest of Queens. The Steinway Street stop on the E, M and R trains is only three blocks away, and the N and W trains stop eight blocks away at Broadway and 31st Avenue.

Construction is coming along quickly, and workers have already poured concrete up to the fourth floor. Work is expected to finish in September 2017.
