On the short stretch of Manhattan Avenue between the Brookln-Queens Expressway and McCarren Park, a developer is planning to erect a pair of almost identical 10-unit buildings, at Nos. 413 and 417, according to permit applications filed yesterday.
The new rental buildings (we’re guessing, based on unit sizes) will bracket a similar building that may soon be under construction at 415 Manhattan Avenue. (A new building permit application was submitted for that structure in December 2013, but it has yet to be approved. So you can add 14-month-plus DOB approval timeframes to the list of reasons why building in New York City is so difficult and housing prices are therefore so high.)
Both No. 413 and 417 will have around 6,500 square feet of residential space, for a fairly small average unit size of just 650 square feet. Each of the five floors will have two apartments, with the ground floor units also having access to some cellar space. Neither building is large enough to require parking, and with 25 feet of frontage, neither would be able to hold much anyway.
Borough Park-based Madison Management, led by Joel Berkowitz, is listed as the developer, and Michael Avramides Architect as the designer.
Neither of the lots has been sold recently, however with such long Department of Buildings approval times, it’s not uncommon to see permits filed before developers formally take possession of pieces of land. No. 413 appears to have undergone a tax sale in 2013, while No. 417 hasn’t traded hands since 2002.
