Back in September of 2016, YIMBY reported on new building applications for 148-36 89th Avenue, between 148th Street and 150th Street, in Jamaica, Queens. Today, we have the reveal for the project, which is being designed by Melamed Architect.
The building will have 24,559 square feet of residential space, which will be divided amongst 27 units, averaging over 900 square feet apiece.
The design for the project will be fairly attractive, and while it is very slightly withdrawn from the frontage of its pre-war neighbor, the eight-story bulk is still close enough to the sidewalk to maintain the integrity of the block’s nascent street-wall. The exterior will also be fairly attractive, with what appears to be a concrete facade. Windows will be outlined with metallic accents, and juliet balconies will round out the mix, alongside terraces on the top two floors.
While the average unit size straddles the typical border between condo and rentals, the lack of PTACs in the renderings is another indicator for condos, assuming it translates into reality.
Though the new building lacks retail, the density improvement over the site’s former single-family home is still quite substantial, and a major positive.
As YIMBY previously reported, 148-36 89th Avenue’s developer bought the site for $1,935,000 in May of 2016. Demolition permits were filed for the existing house last October, and construction on the new building is likely to be wrapped up around 2019.
