Construction is finished on Sutphin Senior Residence, a 15-story affordable and supportive housing building at 97-04 Sutphin Boulevard in Jamaica, Queens. Designed by Bernheimer Architecture and developed by Breaking Ground under the BG Sutphin Owner LLC, the 163-foot-tall structure spans 119,719 square feet and yields 173 rental units. The project also includes a 15,000-square-foot health center operated by Community Healthcare Network on the ground and cellar levels, and a 40-foot-long rear yard. The property is located at the southwest corner of 97th Avenue and 146th Street.

Of the 173 units, 52 are reserved for formerly homeless older adults, 120 are designated for adults aged 62 and older earning 50 percent or less of the area median income, and one is for a resident superintendent. All apartments carry project-based Section 8 subsidies, and on-site social services are provided by Breaking Ground through a contract with the Department of Health and Mental Hygiene.

The façade is composed of dark gray masonry with a grid of recessed windows set in blue frames and a matching blue surround at the main entrance. A five-story volume runs along the base of the northern elevation, and the flat roof culminates in a photovoltaic canopy. The all-electric structure is Breaking Ground’s second building designed to Passive House standards.

Amenities include a fitness room, a multipurpose community room, a computer lab, a library, laundry facilities, outdoor garden spaces, and 24-hour security. The health center, a Federally Qualified Health Center, provides primary care, prenatal and women’s healthcare, pediatrics, and behavioral health services.

The property was previously occupied by Community Healthcare Network’s low-rise Jamaica health center, which provided the land for the redevelopment and has returned to own and operate the new clinic. The development was formerly known as Jamaica Residence. Breaking Ground and Community Healthcare Network celebrated the opening at a ribbon-cutting ceremony this week.
