First Look at 128 West 23rd Street, Chelsea

YIMBY last reported on 128 West 23rd Street back in December, when applications were filed with the Department of Buildings for the project. Today, we have the first images of what it will actually look like. Valyrian Capital and Pan Brothers are developing the site, and Kutnicki Bernstein Architects is the architect of record.

128 West 23rd Street will have a residential floor area measuring 40,230 square feet, to be divided amongst 33 units. At an average size of over 1,200 square feet apiece, condos are very likely. There will also be 3,598 square feet of retail space on the ground floor.

Design-wise, there appears to be a predominantly grey-brick facade, and the first 11 floors of the project will be flush against the sidewalk. The top four floors will match the setback of the neighboring structure, and will stray from the casement and brick facade of the lower floors, with a more contemporary exterior.

Pending more comprehensive visuals, the project should be a positive contribution to the neighborhood, with an exterior that complements its surrounds. The retail on the first floor will also be beneficial, and will be faced in its own black metallic exterior, visually separating it from the rest of the building.

No completion date has been announced, but additional permits were filed for the site over May and June. Demolition applications have yet to be submitted for the existing structures at 128-130 West 23rd Street.

  2. You have a typo in the second paragraph. it states East. 23rd St. when it should be West 23rd St.
