Neighboring the historic Georgian-style King Manor Museum, and the intimidating Supreme Court of Queens County, a new 9-story mixed-use building might just bring more of the 21st Century to Downtown Jamaica, Queens. An anonymous LLC has filed permits for 148-18 Hillside Avenue, located on a busy thoroughfare with dozens of restaurants and shops. Despite being quite distant from Manhattan, the two locations are well connected. It is just three blocks away from the Parsons Boulevard subway station, serviced by the E and F trains.
The structure will rise to a height of 95 feet, and within, 96,800 square feet of construction area will include 7,600 square feet for commercial use and 72,000 square feet for residential use. Yielding a total of 80 living units, each apartment will average about 900 square feet, suggesting the project is intended for rentals.
Floors two through seven will have eleven units each. The eighth floor will have nine units, and the ninth will have five. There will be a rooftop recreation space for tenants. The project will also create 50 new parking places on the ground floor and cellar.
There will also be two retail spaces on the first floor, further improving the avenue’s commercial vibrancy. This will be an enormous improvement for foot traffic, as the lot is currently home to a large auto-repair shop.
The architect responsible for the project will be Design 101.
A completion date has not been announced, and demolition permits have not been filed.
