Permits have been filed for a four-story residential building at 3120 Glenwood Road, in East Flatbush, Brooklyn. The site is three blocks away from the Flatbush Avenue Subway Station, end of the line for the 2 and 5 trains, and that avenue’s intersection with Nostrand Avenue, a major commercial focal point attracting the likes of Modell’s and Target.
Brooklyn-based New Glenwood Development will be responsible for the development.
The 40-foot tall structure will yield 9,200 square feet of total area. Eight apartments will average 918 square feet apiece, indicating two-bedroom rentals. The cellar will be available for accessory use by residents. The project was able to rise to its heights by transferred air rights from an adjacent building. Before, permits had been filed for the site in mid-November, proposing only 6,590 square feet.
OMF Architecture will be responsible for the design.
Demolition permits were filed for the site in April 2016. The derelict building had suffered from fire-damage in March of 2009 and has been fenced in ever since. The estimated completion date has not been announced.
