HAP Investment Developers has proposed updated designs for “HAP 7,” a sprawling 129-unit project in Fort George, Manhattan. Located on a corner lot at 4452 Broadway, the new, mixed-use building will rise 7 stories and contain nearly 88,000 square feet of residential area. While filings indicate a mixed-use function, the new permits do not detail an exact allocation of mixed use area.
Considering the available figures, the residences will average about 680 square feet each.

This is literally sitting on top of the 191 St Station. It should be as tall as can be with as many units as possible.
Another developer tried that and was blocked by the NIMBYS. 3 towers. It had a substantial affordable housing component and park and station upgrades too.
These rederings are a fantasy. Pay a visit to “HAP 4”, a fetid hole in the ground on West 187th Street that has been stalled for *years*, and then tell me with a straight face that HAP has the wherewithal to produce anything more than pretty pictures. I’m not holding my breath…
