Permits have been filed for three new two-story buildings on Nelson Avenue, in the Great Kills neighborhood of Staten Island. 51-55 Nelson Avenue is two blocks away from a sizable commercial thoroughfare, and three blocks away from the Great Kills station along the Staten Island Railroad. Robert Mack of SLCR Associates is listed as responsible for the development.
The three buildings, all 32 feet tall, will yield a combined 12,587 square feet, with 7,670 square feet dedicated to residential use. Six residencies will be created, averaging 1,280 square feet apiece, indicating condominiums. Each structure will include two parking spaces and room for accessory use in the cellar. A single unit will occupy each floor.
Joseph M. Morace Architect will be responsible for the development.
Demolition permits for the existing building were filed in September of last year. The estimated completion date has not been announced.

Great neighborhood but Nelson Avenue is a very busy 2-way street with no parking on one side of the street. The S54 local bus and the X7 and X8 express buses run on Nelson Avenue. Maybe not the best location for 2-family homes.
